For years, the biggest fear for San Diego home buyers was simple: home prices.

Across California, insurance companies have been:

  • rural or semi-rural locations

  • high fire-risk zones

Others are prioritizing:

  • lower wildfire exposure

  • homes in more urbanized areas


And this shift may end up reshaping parts of the San Diego housing market over the next several years.


What makes this conversation so emotional is that people still deeply love living here.

They want: the weather, the lifestyle, the outdoors, and the beauty of San Diego.


Because affordability in California is no longer just about the mortgage payment. It’s about the long-term cost of protecting the home itself.
