The Salary You Need to Buy a Home in San Diego in 2026

If you've been thinking about buying a home in San Diego, you've probably seen headlines claiming you need to make over $200,000 a year to afford one.
For a lot of people, seeing numbers like that can feel discouraging.
But here's what those headlines don't tell you: they're usually based on the countywide median home price. And while that's a useful statistic, it doesn't reflect what many buyers are actually purchasing.
Most of the buyers I work with aren't shopping for a $1 million home. They're looking at condos in Escondido, townhomes in Vista, or single-family homes in San Marcos and Fallbrook.
So let's look at what buying a home in North County San Diego actually looks like in 2026.
Why the Median Home Price Doesn't Tell the Whole Story
The median home price in San Diego County is currently around $1 million.
But San Diego County is a huge area. It includes everything from luxury oceanfront homes in La Jolla to entry-level condos in Escondido and townhomes in Vista.
The median price simply represents the middle of all homes sold. It doesn't mean every buyer needs a million-dollar budget.
In reality, many buyers are successfully purchasing homes between $550,000 and $950,000, depending on their goals, location, and lifestyle.
That's where the conversation becomes much more realistic.
Let's Look at the Numbers
For these examples, I'm using:
Current market interest rates
A 20% down payment
Property taxes and insurance estimates
A conservative 28% debt-to-income ratio
Keep in mind that every buyer's situation is different, and many buyers purchase with much less than 20% down.
Scenario 1: $900,000 Single-Family Home
This might be an entry-level detached home in San Marcos, Fallbrook, Escondido, or certain areas of Oceanside.
Purchase Price: $900,000
Down Payment (20%): $180,000
Loan Amount: $720,000
Estimated Monthly Payment: $4,900–$5,200
Income Needed:
Approximately $210,000/year at a 28% DTI
Approximately $168,000/year at a 35% DTI
Scenario 2: $750,000 Townhome
This is one of the most common price points I see for buyers in Vista, San Marcos, Oceanside, and parts of Carlsbad.
Purchase Price: $750,000
Down Payment (20%): $150,000
Loan Amount: $600,000
Estimated Monthly Payment: $4,100–$4,400
Income Needed:
Approximately $175,000/year at a 28% DTI
Approximately $140,000/year at a 35% DTI
Scenario 3: $600,000 Condo
This is often where first-time buyers begin their homeownership journey.
Purchase Price: $600,000
Down Payment (20%): $120,000
Loan Amount: $480,000
Estimated Monthly Payment: $3,300–$3,500
Income Needed:
Approximately $140,000/year at a 28% DTI
Approximately $112,000/year at a 35% DTI
What If You Don't Have 20% Down?
The reality is that most first-time buyers don't have $120,000 to $180,000 sitting in a savings account.
The good news is that many loan programs don't require it.
Conventional Loan – 5% Down
On a $750,000 home:
Down Payment: $37,500
Loan Amount: $712,500
Your monthly payment will be higher because you're financing more of the purchase price and paying PMI (Private Mortgage Insurance), but it dramatically reduces the amount of cash needed upfront.
Conventional Loan – 3% Down
Many first-time buyers qualify for programs requiring as little as 3% down.
On a $600,000 home:
Down Payment: $18,000
While monthly payments increase slightly, this option allows many buyers to become homeowners years sooner than they expected.
VA Loan – 0% Down
For eligible veterans and active-duty military, the VA loan remains one of the best financing options available.
Benefits often include:
Zero down payment
No PMI
Competitive interest rates
For many military families, this can significantly improve affordability.
A Simple North County Income Guide
Here's a general overview of what buyers may be able to afford based on income.
Household Income | Approximate Price Range | Typical Home Type |
$85,000–$100,000 | $400K–$500K | Older condo, fixer, or mobile home |
$100,000–$130,000 | $500K–$625K | Condo or townhome |
$130,000–$165,000 | $625K–$775K | Newer townhome or smaller single-family home |
$165,000–$210,000 | $775K–$950K | Single-family home in many North County communities |
$210,000+ | $950K–$1.2M+ | Larger homes, coastal proximity, or premium neighborhoods |
These numbers are estimates and will vary based on debt, credit score, loan type, interest rate, HOA fees, and down payment.
What I See Every Day
One of the biggest misconceptions I hear is:
"There's no way I can afford a home in San Diego."
Sometimes that's true.
But often, people haven't actually spoken with a lender yet.
I've worked with buyers who assumed they needed a six-figure down payment only to learn they qualified with much less. I've also worked with buyers who weren't ready today but were able to create a plan that got them into a home six months or a year later.
The first step isn't buying a home.
The first step is understanding what's possible.

Paying down debt
Building savings
Learning what neighborhoods fit your budget

The buyers who eventually succeed aren't always the highest earners.
